What Moraine doesn't do, known rough edges, and what ships off by default.

What Moraine doesn’t do
Section titled “What Moraine doesn’t do”- No PDF export. Every export is an XLSX workbook — the presentation package and the analytics workbook both. “IC memo” in Moraine means a workbook your analyst can open in Excel, not a formatted PDF.
- No team management in the product. Your profile shows your role and organization, but members, roles, and invites are managed by your Moraine contact, not from a settings screen. There is no in-product document sharing either — exports are files you distribute yourself.
- No lease-status guessing. If a document doesn’t state whether a lease is executed, month-to-month, or in extension, Moraine won’t infer it. You will get an open item instead of a silent assumption. This is deliberate.
Known rough edges
Section titled “Known rough edges”- Intake report items can show internal codes. A broken item may read
ESCALATION_SOURCE_NOT_MAPPED: <tenant> has source rent step evidence…. The code prefix is noise; the tenant name and the Jump link still take you straight to the lease that needs a decision. - Upload OM opens your file picker immediately. There is no intermediate dialog on the pipeline’s Upload OM button — if you cancel the picker, nothing happens and nothing is created.
- Tie-outs fail honestly. A FAIL on Reconstructed recoveries vs stated usually means the document’s recovery method was ambiguous — the vs Broker view will say so line by line (e.g. “likely a recovery-method mis-read”) and link the page it read. Expect to spend your review time there; that is the product working, not failing.
Off by default
Section titled “Off by default”- Refinance. Every model starts without one. Turn it on in Assumptions → Re-finance Terms with the In Use checkbox; until then the card reads DISABLED.
- Partnership waterfall. The Partnership tab (⌘2) has an Enabled toggle on the Waterfall editor. Off means all-equity returns; on adds LP/GP splits, tiers, and promote to every output that supports them.
Metered
Section titled “Metered”- Model builds. The free plan includes 1 model build. When it is used, build buttons change to Subscribe to build model and the launcher shows a Free build used chip. Models you already built stay open, editable, and exportable. Plan and billing live under Profile, handled by Stripe.
